Plan Information

 

Note:

  • These plans have been designed to meet the UBC (Uniform Building Code) at the time they were designed.  Some building departments may require structural engineered plans.  It may be necessary for minor modifications to be made to the plans to meet your local building codes.  Your builder or local designer can help you if this is the case.

  • Some states require plans to be sealed and/or redrawn by a professional architect (or engineer) licensed in that state.  The user is responsible if this requirement applies.  GMS Designs, Inc. is not responsible or liable for any change, and you accept full responsibility for the accuracy and integrity of any changes or modifications to the plans.

  • Due to regional variations, local availability of building materials, local building codes, methods of installation, and individual preferences, it is not possible to include much detail on plumbing and electrical work on the plans.  Details and specifications can be easily obtained from your local builder, contractor, and/or local suppliers.

Condition of Sale:

  • The purchaser agrees that the use of the plans ordered is for the construction of ONE house only.  The plan will not be duplicated by any means without the written consent of the copyright holder, GMS Designs, Inc.  The purchaser agrees to check and verify all dimensions and materials before construction.  NOTE: Certain states require the services and seal of an Architect or Engineer registered in your state.

  • The plans are NOT RETURNABLE!  Please check the plan number before placing your order.

Copyright Information:

  • The plans created by GMS Designs, Inc. are protected by the United States Copyright Law and International Treaty Provisions.  You may not modify, duplicate in any form, rent, lease, loan, distribute or create derivative works based on information provided in whole or in part.  Any reproduction or modifications by means known or hereafter invented, without the express written consent of GMS Designs, Inc. is strictly prohibited and will be prosecuted to the fullest extent of the law.  By purchasing the minimum of 5 full sets of house plans you are granted the right to build that plan one time.

  • Only the original purchaser has the right to build one home from the plans purchased, you may not rent, lease, loan, give, transfer or sell the plans.  A client may purchase plans for a builder to build a home for the client.

  • Because it is illegal to create derivative works without having purchased the right to do so, even if you are planning on making extensive changes to the design, copyright laws require you to purchase a copy of the plans.

  • It is illegal to make copies from blueprints or black line prints.  You may how ever make up to 15 sets of prints when you purchase a reproducible vellum from GMS Designs, Inc. as long as they are for the construction of one home.

  • All our plans can be ordered in electronic or CAD format which makes making minor changes even easier.  By purchasing one set of CAD drawings from GMS Designs, Inc., you are allowed to make minor changes to the plan.  You then may make up to 15 sets of prints, as long as they are for the construction of one home.  GMS Designs, Inc. uses AutoCAD as its standard CAD format.  Please email us at information@gms-designs.com or give us a call at (989) 292-1403 for other specific file formats which are available to you.

Each Plan Includes:

  • Each set of plans include all floor plans, foundation plans, exterior elevations, electrical plans and applicable building sections.  To see a sample of one of our plans Click Here.

  • Our Blueprints Include:

    • Detailed Floor Plans: show the placement of walls and the dimensions for rooms, doors, windows, stairways, etc. for level of the house.

    • Foundation Plans: show either a basement, crawlspace or slab depending on what is available for the plan.  (Please refer to the plan's display page to see what foundation options are available for a specific plan.)  The foundation plan details the layout and construction of the foundation.

    • Exterior Elevations: show the front, rear, and sides of the house including exterior materials, details and measurements.

    • Electrical Schematic: shows the location of outlets, fixtures and switches.  It may be provided as a separate sheet or be included on the floor plans.

    • Building Cross Sections: show details of the house as if it were sliced from the roof to the foundation.  The cross sections detail the construction of the home, insulation, flooring and roofing.

Prints:

  • Images are blueprints or black print on a white bond paper.  Every effort will be made to produce the highest quality reproduction.

Reproducible Master:

  • A reproducible master is a vellum copy that allows your builder, designer or engineer to make minor modifications in a convenient, cost effective manner.  Then prints can be made that represent all the changes made, up to 15 sets of prints per plan.

CAD Files:

  • A CAD file is a electronic copy of the drawings that allows your builder, designer or engineer to make minor modifications in a convenient, cost effective manner.  One complete set of house or garage plans in digital format on CD.  Then prints can be made that represent all of the changes made, up to 15 sets of prints per plan.

  • Qualified professionals must undertake any changes made to CAD files.  GMS Designs, Inc. is not responsible for any changes made to the house or garage plans (CAD files) by others.

Contractor Set:

  • The customer will receive CAD files for the house plans or garage plans that they choose on CD.

  • The customer can build the purchased plan as many times as they wish.  The customer can also make changes to the CAD files as required.  The CAD files can be sent as a native AutoCAD file or as a DXF file.

  • Qualified professionals must undertake any changes made to CAD files.  GMS Designs, Inc. is not responsible for any changes made to the house or garage plans (CAD files) by others.

Additional Licenses:

  • An additional license can be purchased from GMS Designs, Inc. to build additional houses.  The cost is $100.00 per license.  Please see the Plan Pricing List for the charges for this option.

Additional Sets:

  • We provide an option for you to obtain additional sets of the plan you order.  You must order these plans within two weeks of ordering the original sets.  Please see the Plan Pricing List for the charges for this option.

Mirror Image Sets:

  • We offer an option for you to receive copies of your plans in reverse image.  This means that the plan will be shown with the layout of the building flipped and the writing will be reverse.  This is helpful to have when you are going to build the plan reversed.  It is recommended to have at least 2 sets mirrored for building your home.  Please see the Plan Pricing List for the charges on this option.

Right Reading reverse Sets:

  • This option is not available with all of our plans at this time.  You can find out if it is available by finding the plan that you want to order and looking for an @ symbol next to the plan number.  Please call ahead if you require fast delivery.  It may take some additional time to reverse the plan, plot it out and then print the plan.  Please see the Plan Pricing List for the charges on this option.

Materials List:

  • We currently are not providing a materials lists for out plans at this time.  We are currently working at adding this feature to our plans.  Our materials lists will be compiled using Quick Bid 2000 estimating software.  The cost for materials lists will vary depending on the size of the plan you choose.  The price range will be in the range of $40 - $120.
